The Villa Condo is located in the City of Englewood Florida on the Gulf Coast which is South of Sarasota and North of Fort Meyers. There are several airport choices that have regular flights to the area.
- Sarasota Airport (SRQ) – Closest airport, around 50 minute drive.
- Fort Meyers (RSW) – Next closest, around 1:15 minute drive.
- Tampa (TPA) – Around 1:45 minute drive.

Rental Policies
General (Check-In/Check-Out): Check-out time is 10am. Check-in time is 4pm. The condo has an electronic lock and the key code will be provided to you prior to your arrival. Note that late checkouts may be charged a prorated rent and deducted from your security deposit. Tenants must be 25 years or older to book. A signed rental agreement must be returned before any booking can be confirmed.
Deposits: A reservation deposit of 25% of the total rental amount is due with a signed rental agreement. The balance of the rent in addition to a $1500 security deposit is due 60 days prior to check-in. Should the unit be rented inside the 60-day window, all rent will be due at time of booking.
None of the Deposits received shall result in the payment of interest to the Tenant. Upon departure, the security deposit will be returned to the Tenant pending determination that the property and its contents were left by the Tenant in the same condition as when they took occupancy. Any damages will be deducted from the security deposit at this time and the remainder returned within 15 days. Any breach of the terms of this agreement by Tenant shall result in the forfeiture of the security deposit.
Payments: Owner accepts personal checks, ACH wire transfer, cashiers’ checks, travelers checks, money orders or cash. A fee of $50 will be charged for any personal check returned for insufficient funds. Email for other payment options (note fees may apply for other payment options).
Cancellation: Refunds minus a $100 cancellation fee will be provided should written notice be received within 90-days prior to the rental date. For cancellations within the 90-day time period, the renter shall forfeit all payments unless the unit is able to be re-rented for the same rental rate and period. The Owner will make every effort to re-rent the unit to minimize the cancellation charges. The Tenant understands that the forfeited sum represents liquidated damages owed to the Owner as a result of having held the property off the rental market at the specific request of the Tenant.
Cleaning and Damages: Your rental price includes a reasonable cleaning fee. If excessive cleaning is required after your departure additional charges may be deducted from the security deposit. In addition, any damage caused by the Tenant or any charges for service calls for misuse or mistreatment of equipment will be deducted from the security deposit but is not limited to the amount of the security deposit. Normal wear and tear is taken into consideration. Repairs and maintenance problems should be brought to the owner’s immediate attention or Tenant can be held liable for the damages.
Housekeeping: The rental does not include daily housekeeping service. Linens, bath and beach towels are included with the rental. Any missing linens/towels are the responsibility of the Tenant and the replacement cost will be deducted from the security deposit.
Maximum Occupancy: A maximum of 6 guests (including children) may occupy the unit overnight. Camping or recreational vehicles on the premises to provide for additional guests or occupants is prohibited. Subletting is not allowed. The Tenant agrees not to assign or sublet the property. A breach of this rule is considered a breach of this agreement and may result in forfeiture of your security deposit.
Parking: Tenants are allowed up to two vehicles which can be parked in the Unit 4 designated carport area under the unit. Do not park in other carports or other areas of the complex. Illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the Tenant.
Parties/Noise Other Restrictions: No parties or events are allowed. Tenants and their guests should not create excessive noise or play loud music at a level that disturbs the neighbors. Quite hours are nightly from 9pm to 8am.
The Tenant confirms and understands that the rental may not and will not be used for any kind of drug dealing activity, drug use and consumption, money laundering operations, organized crime or any illegal activity whatsoever. The Tenant is not allowed to store/keep/handle on premises of rental any dangerous, combustible or explosive items, or materials with such characteristics, or materials which could unreasonably raise the probability, risk or danger of a fire, or materials that are considered dangerous or highly dangerous by the responsible insurance agencies. The Tenant is obligated to keep the Property secure at all times. All damages resulting from
carelessness or misuse will be charged to the Tenant. The Tenant shall maintain the premises in a clean and sanitary condition and not disturb surrounding residents or the peaceful and quiet enjoyment of the premises or surrounding premises.
Smoking and Vaping: No smoking or vaping is allowed in the unit or on the grounds. This is a rule of the condominium association and a breach of this rule is considered a breach of this agreement and may result in forfeiture of your security deposit.
Pets: No pets allowed. This is a rule of the condominium association and a breach of this rule is considered a breach of this agreement and may result in forfeiture of your security deposit.
Pool: The tenants use the swimming pool at the tenants’ own risk. Their are no Lifeguards on the premises. The Owner is not responsible for any fatality or injury sustained by the tenants, the tenants’ occupants or guests when using the swimming pool. The following pool rules must be followed by the Tenants and their guests.
- The pool is for the exclusive use of Tenants and their guests. Tenants are responsible for the conduct of their guests. Guests must be accompanied by the tenant.
- Pool temperature is set at 84 degrees from approximately November 1st to May 1st. During this timeframe, pool cover should be replaced when pool is not in use to preserve the temperature.
- Diving, running, horseplay, or loud noise while in pool area is prohibited.
- Swimming attire is required, no street clothing. Clean t-shirts worn over bathing attire are permitted. Young children must wear swim diapers, not ordinary disposable diapers.
- To avoid damage by sun screen and body oils, furniture in use needs to be completely covered by towels.
- Pool furniture must remain in pool area, please return all furniture to original position. Keep pool gates closed, including chain across the steps to beach.
- Please remove all flotation devices from the pool when not in use.
- Please remember to remove all personal items upon leaving.
- Anything brought from the beach needs to be rinsed to remove all sand and salt.
- Towels should not be draped over any deck or pool railing.
- Pool hours are from 8am to 8pm.
Utilities: The Owner pays for electricity, water, sewer, cable television and internet. Please be considerate and close the doors and windows when the air-conditioner is turned on. To conserve energy, please do not set the AC thermostat below 75 F and make sure to turn out any porch lights. Any utility charges in excess of $150 per month are the responsibility of the Tenant and may be deducted from the security deposit. When leaving the unit, please leave the AC on and set the thermostat to 82 F.
Trash: Garbage should be bagged and placed in the unit’s garbage tote located in the carport area. Both the garbage and recyclable totes need to be moved out to the street on Monday evening for Tuesday morning emptying.
Travel Insurance: The Owner does not provide any travel protection insurance and if the Tenant desires this type of coverage, they must purchase themselves. There are many online companies that offer various travel coverages and protections.
Risk of Loss/Indemnification: All personal property belonging to Tenant shall be at the risk of the Tenant. Owner shall not be liable for any damage to said personal property of the Tenant arising from criminal acts, fire, storm, flood, rain or wind damage; acts of negligence of any person whomsoever, or from the bursting or leaking of water pipes. Tenant is responsible for any loss, injury or damage due to Tenant’s own negligence, and shall indemnify and hold Owner harmless for and against any costs arising from said loss, injury, death or damage.
Force Majeure: Neither party shall be liable in monetary damages for any delay or default caused by conditions beyond its control including, but not limited to, acts of God, government restrictions, wars, terrorist act(s) and/or any other cause beyond the reasonable control of the parties. This includes, but is not limited to, mechanical, utility, electronic, or communications failure.
Radon Gas Notification: Radon is a naturally occurring radioactive gas that, when it has accumulated in a building in sufficient quantities, may present health risks to persons who are exposed to it over time. Levels of radon that exceed federal and state guidelines have been found in buildings in Florida. Additional information regarding radon and radon testing may be obtained from your county public health unit.
